El primer caso,<em> CRIM v. Registrador<\/em>, 193 DPR 943 (2015), atiende (y critica) el tema del retraso en la calificaci\u00f3n registral por parte del Registrador. El segundo caso, <em>F\u00e9rnandez Chaves v. Registrador<\/em>, 195 DPR 371 (2016), atiende el mismo tema y reitera la norma establecida en <em>CRIM v. Registrador<\/em>. En <em>Fern\u00e1ndez Chaves<\/em>, los autores hacen hincapi\u00e9 sobre como el el retraso de calificaci\u00f3n registral ha llegado a niveles \u201cinaceptables\u201d y urgen a la Asamblea Legislativa a atender el mismo. Finalmente, el an\u00e1lisis de<em> Cooperativa de Ahorro y Cr\u00e9dito Oriental v. Consejo de Titulares<\/em>, 195\u00a0DPR 330 (2016), es el m\u00e1s extenso debido a las incertidumbres que existen sobre si un contrato de daci\u00f3n en pago convierte a un acreedor hipotecario en un adquiriente voluntario o en uno involuntario. Los autores concurren con la opini\u00f3n disidente la cual determina que el contrato de daci\u00f3n en pago no convierte al adquirente hipotecario en uno voluntario.<\/p>\n<p style=\"text-align: justify\">The authors mainly examined three cases related to Registry Law for the 2015-2016 term. The first case, <em>CRIM v. Registrador<\/em>, 193 DPR 943 (2015), focuses on (and criticizes) the delays by the Property Registrar in registering a property title. The second case, <em>F\u00e9rnandez Chaves v. Registrador<\/em>, 195 DPR 371 (2016), focuses on the same issue and reiterates the doctrine established in <em>CRIM v. Registrador<\/em>. The authors emphasize in their analysis of <em>F\u00e9rnandez Chaves<\/em>\u00a0that the delays in the registration of property titles have reached \u201cunacceptable\u201d levels and urge the Legislature to act upon the same. Finally, the analysis of Coop<em>erativa de Ahorro y Cr\u00e9dito Oriental v. Consejo de Titulares<\/em>, 195\u00a0DPR\u00a0330 (2016), is the most extensive due to the uncertainty surrounding how to determine whether a contract in lieu of payment makes a mortgagee a voluntary or involuntary acquiring party. The authors concur with the dissenting opinion which states that the contract in lieu of payment does not convert a mortgagee into a voluntary acquiring party.<\/p>\n<p style=\"text-align: justify\"><strong>Cita:<\/strong> F\u00e9lix R.
